·         Smaller than 50 square metres of total floor space in a separate building

·         A building that is to be demolished by the seller or landlord with the necessary planning and conservation documents.

If all of the following is true, a building is exempt from requiring an EPC:

·         For rent or sale with vacant possession, the building has been put on the market.

·         In order to destroy the building, the buyer or occupant has sought for planning clearance from the city.

·         Redevelopment of the destroyed property is an option.
